The price includes linens and towels, pdv and utilities as stated on attached voucher. Tourist tax is not always included in the price. It will be stated on your confirmation
What You Should Bring
Plan on bringing your personal toiletry items. Some owners do not supply Toiletries or or cleaning products please check on booking
If you would like to order groceries or other items to be delivered before your arrival, please contact our Manager at least 2 weeks in advance at: +385 21 631331. Their is a fee for this service and it is not available at all locations

The property owner or their representative shall be allowed reasonable access to the property to carry out urgent maintenance and/or inspection.
The party leader is responsible for the correct and decent behavior of the party. Should party leader or a member of the party not behave in such a manner, the property owner or their local representative/ or agent may use their absolute discretion and ask party leader and the party to vacate the property without refund.
Responsible guest is an adult and will be an occupant of the property during the entire reserved period.
Guests must notify the Manager in good time in advance of arrival of any changes in your group so that the property owners can reasonably prepare for your arrival.
No keys will be issued to anyone who is not an adult.
Croatia is very strict regarding registration of guests with the tourist board. Only those people listed may use the property without prior written consent. If unauthorized people are found residing on the property, and/or if the maximum capacity is exceeded, the owner may revoke the booking with no compensation. This also applies to un-monitored minors or animals
Linen change is provided once per week , mid stay on bookings over 1 week. Additional maid service is available upon request for €10 per hour . Some properties will only supply enough linen for your stay and will supply at start of booking or deliver to you mid stay. Other properties will supply a full change over once per week . Check when booking as we cannot be responsible for misunderstandings

A security must be paid in cash upon check-in if not previously arranged. It is possible to include the deposit on some portals and this will be returned according to those terms. The security deposit will be fully refunded provided the property is determined to be in the same condition upon leaving, as prior to your occupancy.
Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease and forfeiture of the Guest’s entire security deposit.
We ask guests to leave the property in the same general condition that it was received it by making sure, the fridge is cleaned. Linens are left on the bed, Towels in the bath or Shower, dishes are done and put away, and the home is generally picked up and ready to be cleaned and sanitized. If additional cleaning is required, appropriate charges will be from your security deposit at the rate of €20 per hour. Garbage to be left in Municipal bins provided nearby.
Guests are responsible for any damage or loss to the property, beyond normal wear and tear. If items are found to be missing after guests departure , the owner will look for recompense and compensation for effort to recoup
The Croatian Tourist Board exacts a tax of approximately 1EUR (ca. 7,4 kuna) per night per guest, which is paid by the guest on booking. If guests wishes to pay on arrival they must go directly to the local Tourist office in the Village of the Property location and provide the receipt to the Manager on check in.
The Manager will register collect and pay these taxes to the Tourist Board for guests. Guests must make themselves available for registration, dependent on Managers remit. The Tourist tax may also be collected on booking, due to new fiscal laws in Croatia. However, registration is still mandatory. Discuss with your booking agent
Rental Terms and Conditions
All payments are non-refundable if guest cancels booking with the following exceptions.
Cancellation by Guest
Should you need to cancel your stay once it has been confirmed, the party leader must immediately advise us in writing. Your notice of cancellation will only be effective when we receive it in writing at our offices. As we incur costs from the time we confirm your booking and may be unable to re-sell your period of stay, the following cancellation charges will be payable. Where the cancellation charge is shown as a percentage, this is calculated on the basis of the total cost of the booking excluding amendment charges. Amendment charges are not refundable in the event of cancellation.
CHANGES BY GUEST
Should you wish to make any changes to your confirmed booking, you must notify us by email as soon as possible. Whilst we will endeavour to assist, we cannot guarantee we will be able to meet any such requests. Where we can, an amendment fee may be payable together with any costs incurred by Croatian Property Management .

Transfers made from one booking period to another available time period in this Property are allowed without forfeiture of deposits or payments, subject to Owner approval.
Check in time is 16:00 – 20:00 hrs by arrangement prior to arrival. IF YOU WOULD LIKE EARLY OR LATER CHECK IN TIMES, PLEASE ASK US IN ADVANCE. We will try to accommodate early check in once the property is cleaned and ready for occupancy . We do not have facility for left luggage
You will be met by the owners or their representative. Keys will not be issued with a balance owing or without a signed rental agreement.
Check out time is 8:30 – 10:00 hrs. We will try to provide late check out when the arriving guest schedule permits. There may be an extra charge for late check out and prior approval is required. We ask guests to request on check in or speak to their manager 48 hrs before checkout. Early and late, check out, check in, fees may apply, ask your Manager as payment is direct to them.
Early checkout the night before to accomodate Travellers, can be organised. However, the guest will be advised that if their is damage after they depart that cannot be monitored until the following morning they may be asked for credit card details, or to sign a guarantee
In the event you do not request late check out and do not leave the property by 10am, a €50 per hour fee will be charged for each hour (or portion thereof) past the required check out time. A 150 euro per item fee will be charged for each lost key and remote control not returned. This is non-negotiable as it is in the best security for guests and owners. Please be careful.
Cleaning and Maintenance
We provide linen change on bookings over 7 days for linen and towel change once per week.
From time-to-time property managers will check the property, electricity , water supply, and other systems. We try to provide normal maintenance with as little interruption as possible to guests.
Property owner, Teneritas d.o.o, nor Croatian Property Management do not assume any liability for loss, damage or injury to persons or their personal property. Nor will we accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. In the unlikely event that it is necessary to make a significant alteration to, or cancel the holiday accommodation speciﬁed in the conﬁrmation, we will inform you as soon as possible and, if requested, we will try to arrange alternative holiday accommodation of a similar type and standard and in a similar location .The Owner will instruct us and we must comply with their direct command.
If the alternative holiday accommodation is not acceptable, the Owner will refund in all, monies paid less bank fees and shall be under no other liability. In the event of such discharge, our liability shall be limited to the return of the sums paid to us in respect of the (unused) portion of the holiday calculated on a pro rata daily basis.
We nor the Owner cannot be held responsible for breakdown of mechanical equipment such as pumps, boilers, swimming pool ﬁltration systems etc. nor for failure of utilities such as water, gas and electricity. In the event of such disruptions the Property owner or their representative will make all reasonable efforts to correct the problem as swiftly as possible.
Property Owner, is not responsible for access roads, construction, noise or disturbances originating beyond the boundaries of the holiday accommodation or which is beyond their control. The Manager will make all endeavours to assist under such circumstances and to intervene where necessary and if possible to resolve these issues where reasonable. No guarantee s can be given to rectify, but all efforts will be made .. This includes ; Tv reception, Satellites and Internet. Our owners properties are located on an island and therefore where we aim to provide the best services possible on behalf of the Owners , it can not always be in the control of either the owner or Cpm.
The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges the property owner and their representative from any and all claims, demands and causes of action by reason of any injury of whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold the Property owner or his representative free and harmless of any claim or suit arising there from.
Although we make every effort to ensure that the description of the property is accurate, we cannot accept responsibility for errors contained therein or the result thereof. Minor differences between the photograph/illustration/text used and the actual property may arise.
Property Owners reserve the right to make modiﬁcations to the property speciﬁcation that are considered necessary in the light of operating requirements. In the interests of continued improvement, Property Owners reserve the right to alter furniture, ﬁttings, amenities, facilities or any activities, either advertised or previously available, without prior notice.
Additional Property Information
On Brac we try to respect the environment. We ask you to respect the nature of the place and to remove your Garbage to the nearest municipal bins as often as necessary
We ask you to respect the nature and beauty of our Island and to preserve the environment. We ask guests to be environmentally conscientious during their stay.
Property owner, through their Manager will provide all keys, house orientation and special instructions when you arrive at the property. Please contact us prior to travel to Croatia if you have questions, need special assistance, or require additional directions. Car hire , baby cot etc.,
If your booking is through a property portal or agency you will be required to make any complaints direct to them for adjudication. No complaints will be entertained after departure. Reviews that are submitted in a fraudulent manner , will not be entertained.
All guests must contact the manager prior to arrival to receive additional instruction . Guests must inform Manager when they arrive to Croatia via provided Text number, so check in arrangements can be confirmed .
This agreement must be signed prior to arrival and faxed or emailed to firstname.lastname@example.org. You must bring the original copy with you along with your voucher. Keys will not be issued if full payment and signed contracts have not been received
We do not carry nor accept cash, due to fiscalisation changes in Croatian Laws. We can only accept exact amounts .
Please contact the Manager Croatian Property Management upon your arrival at the airport and inform the Manager of approximate ferry crossing, if not previously arranged
Late arrivals may be charged a late arrival fee. Late arrivals are those arriving after 20.00hrs to Brac. This is an island and sometimes it can be difficult to supply a Manager for late hours in remoter areas. Should you believe this may occur as a result of flight delays, please discuss with the Manager in advance so additional facility can be provided, Or the owner informed as he may cover the cost if such eventualities are out of the guests control

If you would like assistance for transfer from another location, such as the Split Airport or Supetar Ferry Port, please contact the office before arrival .
We can arrange boat transfers from Split airport to a number of properties, only by prior arrangement. We work with a superb Transfer Team and can supply minivans, Large buses cars and boats for transfers.
Any special offers purchased or included with your booking will be stated on your attached voucher and verified by this contract on receipt of the signed confirmation and arrival of funds to the property Owner or Licence holders bank account. Only 1 special offer per booking
I understand my responsibility as occupant and accept financial burden for any damages for the property or its surrounding property, caused by myself or by any members of my party.
I understand that it is strictly forbidden, to sub-rent the property to any third party. Sub-renting will terminate this rental agreement immediately without any right to receive back any or all of my payments.
